This one is a composite. It is made from several people I have worked with and it is not any one of them, because the details that would make it a better story are the details that would tell you who it was.
An officer takes a job out here and moves a long way to do it. Works nights. Buys a house, and by every number I look at, buys it sensibly. Good file. Nothing tight about it.
Then he moves into it.
The rooms are empty. Not empty in a sad way, empty in a there is nowhere to sit way. So there is furniture. Then a television, because the wall is enormous and bare. Then the lawn turns out to be bigger than it looked and needs a mower. Then a washer, because the one that came with the place is older than he is.
And then, somewhere in there, a motorcycle. Because he has just moved across the country for a hard job and bought a house on his own and he has decided he has earned something.
Every single one of those is a reasonable decision. That is what makes this hard to see coming.
Six months later
He calls me, and the call is not about the house. The house is fine. The mortgage payment is exactly what we said it would be.
The call is that the month is tight, and he cannot work out why, because nothing went wrong.
Nothing did go wrong. He just put a new set of monthly payments on top of a new mortgage payment, inside the same year, and none of them individually looked like a decision worth thinking twice about.
What I would say before you move rather than after
Work out what the house costs and then keep going. The furniture you do not have. The appliance that is going to die in the first year, and there usually is one. The tool you never needed in an apartment. The trip home you are going to want at Christmas now that home is far away.
Put a number on that before you buy, not because it will stop you, but because it turns a surprise into a plan. People handle planned things well. It is surprises that put the squeeze on.
And if you are already six months in and the month is tight, say so early. Early there are several things to do about it. Late there are fewer, and none of them are as good.
The part I will own
For a long time I thought my job stopped at the closing table, and it does not. I have watched people do everything right on the loan and still end up uncomfortable by spring, and not one of them was reckless. They were just furnishing a house nobody had told them to budget for.
So now I ask. It is not a pleasant question and it saves people a rough winter.
The one takeaway
