I got the name wrong out loud the other week, in a conversation where I was the one explaining it. That is not a great look, and it is also the entire reason this piece exists.
It is called an Interest Rate Reduction Refinance Loan. People in the business say the initials so fast it comes out as a noise. I have heard it called four different things by people who sell it for a living.
If a product has a name that the people selling it cannot say, the people who qualify for it are not going to be asking for it by name. So here it is in plain English.
What it is
It is the Department of Veterans Affairs' own streamlined way to replace an existing loan that is already backed by them. What it is for is in the name. Whether it is the right move for you is a conversation and not a rule, and I will tell you plainly when it is not.
The part that matters to most people is that it is light. Far less documentation than a normal refinance. It exists precisely because the Department decided that somebody who already proved all of this once should not have to prove all of it again.
There is also a chance of an appraisal waiver, which means skipping the step where somebody comes out and puts a value on the house. That is not automatic and it is not something I can promise you. It is something I check.
What you still have to do
Be ready. That has not changed and it never will.
Lighter paperwork is not no paperwork, and the reason to have your file built out in advance is the same as it is for everybody else: these things happen inside short windows, and a short window does not care that your version is the easy one.
The list is shorter than the one I give everybody else, and I would still rather have it before we need it than after.
Why I am irritated about this one
I used this benefit myself before I ever wrote a loan for anybody else. I know what it is worth, and I know how many people are sitting on one without knowing what they have.
The name is doing real damage. Somebody decided a program for veterans should be identified by four letters that sound like a cough, and the result is that the people it was built for do not ask about it.
So ask about it. That is the whole point of this one.
